Our Approach
At Prisma, we believe that a project’s success is based specifically on effective communication. Most projects, due to their large number of team members and compact schedule, require a precise flow of information. We strive to maintain proper and open lines of communication through all members of the project team from the end user through the design team and down through to the subcontractors. We feel that it is the Construction Manager’s responsibility to spearhead the communication process, direct all meetings and control the flow of information between all parties.
The advantage of a preselected Construction Manager is that it allows an opportunity for the project team members to develop a positive working relationship so that a history is in place before the project begins. We prefer a team aspect with a common goal: the successful completion of the project within time and budget constraints. When the contractor and design professionals are able to spend enough time in the pre-construction phase, it allows for proper value engineering, scheduling and problem searching, all of which lead to a more efficient, cost-effective project. We incorporate the following tools to keep all Team Members involved:
Weekly on-site progress meetings with the Client, General Contractor, Design Team, and any key subcontractor trades to discuss project submittals, RFI’s, plan clarification, job schedule and field-specific issues.
Weekly project reports issued to all team members including:
o Project photos
o Updated schedule and 2 week look ahead
o Pending decisions or critical path items
o Update on completed and pending tasks
Online project management software providing a central location for all team members to access project updates and communications, plan revisions, RFI’s, schedule updates, meeting minutes, etc...
Web based plan distribution allowing access and distribution to the largest network of qualified subcontractors featuring a virtual plan room so that all subcontractors and project team members always have access to the latest version of project plans and specifications.
Scope of Services
Prisma’s project methodology is comprised of the following three phases: Pre-construction, Construction and Closeout/Transition.

The Pre-construction phase sets the foundation for a successful project and is divided into two sub-phases: Pre-Bid and Bid/Award. During the Pre-construction phase Prisma’s Project Management Team will work closely with the Architect and Owner to finalize the scope of work, schedule of values, project work-plan and project schedule.
The keys to success in any given project are the budget and schedule controls. An overall project schedule will be created as a guideline with input from all subcontractors. As part of our team mentality, we feel that if subcontractors are directly involved in creating the Project Schedule, they are more likely to perform within it.
The Construction phase builds on the groundwork established in the Pre-construction phase. All activities shall be maintained in accordance with the master project schedule developed during the Pre-construction phase. The field supervisor should coordinate with all subcontractors and maintains a daily field report, which tracks all daily activity and identifies any quality issues. The Project Supervisor identifies and documents project issues and works with the Project Manager to drive them to resolution. Prisma will coordinate all activities of the General Contractor and the Project Team.
Project costs are controlled very strictly. A Master Project Budget will be created for the project and will be maintained throughout and no work shall be authorized without approval by the authorized client representative. Costs from any authorized work must be allocated to a pre-approved budget line item prior to commencement. Should any costs arise that fall outside of the Master Project Budget, action will be discussed with the Project Architect and Owner if necessary.
During this final phase, Prisma will ensure that all pending inspections and documentation required by the municipality having jurisdiction are completed in accordance to all applicable building code ordnances. In addition, coordination will take place with the owners lending institution (if applicable) to provide them with all documentation required to comply with their closeout requirements. Also, obtain final releases from all subcontractors and ensure that in return, they provide as-built drawings, equipment manuals, samples, stock materials, and satisfactorily complete all punch list items. Finally, Prisma will provide a complete Closeout Package to ownership upon completion of punch list and in conjunction with Final application for payment.
